How we vet tenants- We ensure we obtain a reference from their employer and their current landlord, as well as running a credit check.We also take photo ID and take guarantors where necessary.

What we do for the tenants. We supply all tenants with a legally binding six month Assured Short Hold Tenancy Agreement. We then protect their deposit with the Deposit Protection Service (DPS). This is a government-approved scheme. Our trusty database LetMC lets us know when contracts are ending so we are always on the ball.

LetMC also lets us know when Gas Safety Certificates, Electrical performance certificates and many more are due so you know your property is in safe hands.

Let Only

This option involves conducting a full market appraisal of your property and advising what we feel is the suitable marketing rent. Once a potential tenant has been found, their details will be passed to a tenant referencing agency. Once the let has been agreed (subject to contract), we will create the relevant tenancy documentation, collect initial monies, issue a standing order mandate and supply relevant contact details to both you and your tenant. Your investment for this is 80 % of the first month’s rent.

Full Management

With this option our responsibilities will include everything in the Let Only service but we will also process monthly rents received and provide regular statements throughout the tenancy. We will forward the rent to your designated UK bank account following deduction of fees and any expenses.

    We take on and organise all maintenance issues using either our own team or your own designated contactor.
    Manage gas and electrical certificates.
    Property inspections to suit.
    Property inventory.
    Inform utility companies of tenancy changes.

Your investment for fully managed is 12% of the monthly rent collected. Plus tenant find of 70% plus Vat of first month’s rent.
