If you are considering renting out your property, Arden Property Centre wants to make becoming a landlord a simple and straightforward process for you. We are confident no other agent will offer you the level of service, commitment and value for money that Arden Property Centre can. As a small, independently run firm you can be sure you are dealing directly with the person who you are entrusting your asset to, which means the service is consistent from the initial valuation, to property viewings, until the tenants checkout. Arden property Centre will be responsible for your care each step of the way so finding the right tenants for your property is as important to us as it is to you.

Let Only

This option is available for Self-Managing Landlords and it is only recommended for experienced landlords with the knowledge of rental legislation and the necessary maintenance/contractors in place. The service includes:

  Full market appraisal of your property.
  Expert advice on improvements that may increase the rental value.
  Prepare the property details and take photos and potentially a video walk through.
  Marketing on our website, Zoopla, On The Market, Spare Room, Right Move (additional cost) and social media channels.
  “To Let” Boards at each property, where permissible.
  Arrange and attend viewings.
  Full referencing of applicants including credit check, landlord reference and employment reference.
  Right To Rent Check including full identification checks and residency.
  Affordability check against individual property criteria.
  Guarantors credit checked for applicable tenancies
  Completion of Assured Short Hold Tenancy agreement (AST)
  Issue of relevant paperwork as per current legislation i.e. Prescribed information, Gas Cert, How to rent guide, EPC.
  Notification of new tenancy to all utility suppliers and council tax
  Collection of initial payments of first month’s rent. The balance of which will sent direct to you by BACS.
  Collection of deposit if you require APC to protect under our DPS scheme. (recommended)(additional cost)
  UKALA Client Money Protection
  Copy of all documentation provided to landlord for which you need to be registered with ICO for data protection purposes. GDPR.

The charge for this service is 80% of the first month’s rent with a minimum charge of £450. (Photographic Inventory and schedule of condition completed by Arden Property Centre available at additional cost)

Fully Managed

Fully Managed Service This service offers full management of the property and the tenancy;

  Full market appraisal of your property.
  Expert advice on improvements that may increase the rental value.
  Prepare the property details and take photos and potentially a video walk through.
  Marketing on our website, Zoopla, On The Market, Spare Room, Right Move (additional cost) and social media channels.
  “To Let” Boards at each property, where permissible.
  Arrange and attend viewings.
  Full referencing of applicants including credit check, landlord ref and employment ref.
  Right To Rent Check including full identification checks and residency.
  Affordability check against individual property criteria.
  Guarantors credit checked for applicable tenancies
  Completion of Short Hold Assured Tenancy agreement
  Issue of relevant paperwork as per current legislation i.e. Prescribed information, Gas Cert, How to rent guide, EPC.
  Notification of new tenancy to all utility suppliers and council tax
  Dedicated Property Manager.
  Full Photographic Property Inventory completed by Arden – in-house service.
  Property keys held on site for emergency access.
  Full maintenance service available at additional cost with our contracted engineers also including an Out-Of-Hours service.
  Energy Performance Certificate, Electrical Safety Inspections & Gas Safety Certificate requirements managed and organised on landlord behalf (additional costs apply)
  Bi-annual property inspections to ensure your property is being maintained to a good standard. Includes checking of smoke detectors and carbon monoxide detectors.
  Deposit protected with Deposit Protection Service.
  We will contact you before the end of a tenancy to check if you would like us to arrange and negotiate a renewal on your behalf.
  At the end of the tenancy we will arrange and conduct the checkout and manage negotiations for deductions from the deposit with the tenant. The initial photographic inventory is required at this point.
  Fully manage any deposit disputes by submitting evidence for arbitration if required.
  Any cleaning/damage/dilapidations at the end of the tenancy will be arranged and managed by APC (additional costs apply)
  A monthly statement of all monies paid in and monies deducted from your account will be provided by e-mail and We will pay the rent collected by BACS each month between 6th and 12th of the month.
  Eviction Service – we provide an end to end eviction process (additional costs apply for Court Fees and/or court attendance).
  Annual income report.
  Annual rent review and issue of relevant paperwork for rent increases.

The charge for this service is 70% of the 1st month’s rent followed by 12% of rental income per month.
This Fee is reduced for 5 or more properties. Please contact us to discuss further.
